Upon confirming a reservation you agree to abide by these terms and conditions.
Herein “we” or “us” refers to Spring Manor Bed and Breakfast of Niagara Falls Ontario, Canada
To Make a Reservation
A credit card number with an expiry date and security code (three digits on back of your card) as well as a contact phone number and email address are required to confirm a reservation. VISA, MasterCard, Diners Club, Discovery and Debit Cards are all accepted. You may pay cash in person, however, a valid credit card is required on file to secure your room or in the event of damages.
Cost of damages occurring beyond normal wear and tear will be determined on an incident to incident basis, and we reserve the right to gather compensation, in a reasonable amount, from the credit card on file.
To Cancel a Reservation

We understand life is unpredictable and sometimes plans change. We are a small property and cancelations affect us significantly, therefore we must adhere to a firm cancelation policy. Our policy is intended to be fair to our guests, yet prevent the loss of income to our business. Once we reserve the room for you, we remove it from the market, refusing all other requests.
A full 72 hours’ notice before 4pm of the reserved date is required to cancel a reservation. Within 72 hours of the reservation we reserve the right to charge the credit card on file for the full amount of your reserved stay. The same 72 hours’ notice is required for a shortened stay.
Our check-in time is between 4pm and 6pm. Later times are easily arranged with prior notice. Earlier times may require a bag drop off, room key pick up, and a tour of the property with access to your room at 4pm. This is due to occasional late check out requests and our desire to offer the cleanest, most presentable room possible.
Our check-out time is 11am. Later check out can be arranged with prior notice. Otherwise, you may feel free to leave your bags in the safety of the house for the remainder of your last day.
Breakfast is served at 9am. Please allow time for your breakfast to be prepared, it’s worth it. Our a la carte, farm to table breakfast menu is available as early as 8am and as late as 10am with 12 hours’ prior notice. If you require a breakfast before 8am, please let us know beforehand and we would be happy to present a cold breakfast that includes homemade granola with milk or yogurt and fresh seasonal fruit, our handmade bread with our fruit preserves, fresh squeezed orange juice or fresh pressed apple cider, coffee and herbal teas, as well as grab and go fruit.
Because of the amount of passion and preparation that goes into one of our tasting menus, a reservation for dinner at Spring Manor needs to be booked at least 72 hours in advance and may not be cancelled 72 hours before the reserved date without a forfeit of 50% of the menu price. This will be deducted from the credit card on file.
Any dietary concerns can be addressed. Please note that there are tree nuts and production involving wheat and gluten at the property.
